Rent versus buy comparison
Compare housing conditions using age, household income, down payment, mortgage, rent, running costs, and the expected holding period.
This is an estimate based on entered assumptions. Interest rates, taxes, property prices, repair costs, and contract terms vary; check financial institutions, public authorities, property materials, and professionals before contracting.
This is an estimate based on entered assumptions, not a recommendation to buy or rent. Check interest rates, taxes, and sale values individually.

Two-condition assumption comparison
Use the current result as the baseline and change exactly one of four existing assumptions to inspect the difference.
| Condition | Changed assumption | Purchase-side period total | Rental-side period total | Purchase minus rental | Approximate break-even year |
|---|
These are estimated differences for the two entered conditions. They do not predict future interest rates, rent, property prices, or sale values and do not recommend buying or renting.
Costs included in the comparison
The purchase side totals the down payment, purchase costs, loan repayments, property taxes, insurance, management fees, and repairs or maintenance. The rental side totals initial costs, rent, management and common fees, renewal fees, and insurance. Sale value and sale costs on the purchase side are entered assumptions.
Age, retirement age, and post-retirement income show how repayment relates to future income. Household size and youngest age are used for life-stage warnings; future family costs are not automatically predicted.
This tool does not predict mortgage approval, tax deductions, property prices, future interest rates, or future sale values. Change the entered assumptions and review multiple cases.
